NYC Zoning Intelligence & Development Potential

Turning complex NYC zoning rules into structured, testable development analysis.

I led substantial product and data workstreams in a beta effort connecting zoning rules, spatial data, expert validation, AI-assisted interpretation, and 3D development analysis.

From zoning text to development potential

For architects and developers, the useful question is not simply which zoning district applies to a parcel. It is what could be built, under which constraints, and how confidently the result can be explained.

In New York City, that can require parcel geometry, FAR, base and maximum heights, setbacks, sky-exposure rules, overlays, special districts, transferred development rights, and changing zoning provisions.

My work focused on turning those questions into structured analytical logic that could be tested against real parcels, expert interpretation, source material, and spatial outputs.

  • Regulatory rule decomposition and structured schemas

  • Expert-informed test cases

  • AI-assisted zoning interpretation and extraction

  • Parcel, zoning and PLUTO data integration

  • FAR, TDR and development-rights analysis

  • Buildable-envelope and massing workflows

  • Parcel-level reports and 3D outputs

  • Citywide-scale computational testing

  • QA, source traceability and validation
